🏠 Are there any restrictions on purchasing property in Ghana with regards to citizenship of another country?

Non-citizens can generally purchase property in Ghana under the Ghana Investment Promotion Centre (GIPC) Act, 2013 (Act 865). However, there are restrictions on land ownership in certain areas, particularly in rural and customary lands, governed by the Land Act, 2020 (Act 1036).

Foreigners can own land on leasehold basis for up to 50 years, renewable. This lease can be renewed upon expiration, but outright ownership of the land is generally not possible for foreigners.

  • The Ghana Investment Promotion Centre Act, 2013 (Act 865) governs foreign investment in Ghana, including property ownership.
  • The Land Act, 2020 (Act 1036) provides regulations concerning land ownership, including restrictions on foreign ownership in certain areas, such as rural and customary lands.
  • According to these regulations, non-citizens can acquire land in Ghana on a leasehold basis for up to 50 years, which is renewable. This leasehold arrangement allows non-citizens to use and develop the land for specified purposes during the lease period.
  • It’s important for non-citizens to conduct due diligence and seek legal advice to ensure compliance with these regulations and to understand the specific terms and conditions of property ownership in Ghana.
